By making an enquiry, submitting a booking request, or confirming a reservation with Villa Verde, you agree to these legal terms.

1. Reservations & Booking Confirmation
A reservation at Villa Verde is considered confirmed once:
The required payment has been received; and
Written confirmation has been provided by the management of Villa Verde.
Until confirmation has been issued, availability remains subject to change.
By confirming a reservation, the guest acknowledges and accepts these Terms & Conditions, including our cancellation and non-refundable booking policy.
2. Payment Terms
All payments must be made according to the payment schedule provided at the time of booking.
Villa Verde reserves the right to cancel a reservation if required payments are not received within the agreed timeframe.
All prices are quoted in the applicable currency and include only the services and amenities specifically confirmed during the booking process.
Any additional services, including private chefs, transportation, activities, or concierge arrangements, may incur additional charges.
3. Cancellation & Non-Refundable Policy
Due to the exclusive nature of Villa Verde, limited availability, and the preparation required for each guest stay, all confirmed reservations are strictly non-refundable.
Once a booking has been confirmed and payment has been received:
Cancellations are not eligible for refunds;
Changes to booking dates are subject to availability and approval;
Early departures or unused nights are not refundable;
No refunds will be provided for cancellations, travel interruptions, personal circumstances, or changes in plans.
Guests are strongly advised to arrange appropriate travel insurance to protect against unforeseen circumstances that may affect their stay.
4. Villa Occupancy
The number of guests staying at Villa Verde must not exceed the number confirmed during the booking process.
Only registered guests are permitted to stay overnight at the property unless prior written approval has been provided by Villa Verde.
Villa Verde reserves the right to refuse access or terminate a stay if occupancy limits are exceeded.
5. Check-In & Check-Out
Standard check-in and check-out times will be communicated during the booking process.
Guests must vacate the property by the agreed departure time unless an alternative arrangement has been confirmed.
Additional charges may apply for unauthorised late departures.
6. Guest Responsibilities
Guests are expected to treat Villa Verde, its furnishings, facilities, and surrounding environment with care and respect.
Guests are responsible for:
Any damage caused to the property or its contents;
Any loss of items belonging to the owner, Q Sports Scotland;
Any additional cleaning required due to misuse or negligence.
Villa Verde reserves the right to charge guests for repair, replacement, or additional cleaning costs resulting from damage or excessive use.
7. Use of Villa Facilities
Villa Verde offers a range of private facilities, including:
Swimming pool;
Indoor pool;
Sauna;
Hammam steam room;
Home gym;
Games and entertainment areas.
Guests use all facilities at their own responsibility and must follow any safety instructions provided.
Children must be supervised at all times around pools, wellness facilities, and other areas where safety risks may exist.
8. Events, Parties & Gatherings
Villa Verde is designed as a private luxury retreat focused on relaxation and comfort.
Events, parties, celebrations, or gatherings involving additional guests must receive prior written approval.
Unauthorised events or excessive noise may result in additional charges or termination of the stay.
9. Pets & Smoking Policy
Pets are only permitted with prior written approval from Villa Verde.
Smoking is not permitted inside the villa. Guests may be responsible for additional cleaning costs if smoking occurs within restricted areas.
10. Personal Belongings
Guests are responsible for their personal belongings during their stay.
Villa Verde is not responsible for loss, theft, or damage to personal items left at the property.
11. Concierge & Additional Services
Villa Verde may assist guests with additional experiences, including:
Private chef services;
Transportation;
Wellness treatments;
Local experiences;
Activity recommendations.
These services may be provided by independent third-party providers. Villa Verde will assist in arranging these services but is not responsible for the actions or performance of external providers.
12. Force Majeure
Villa Verde shall not be liable for circumstances beyond its reasonable control, including but not limited to:
Natural disasters;
Extreme weather conditions;
Government restrictions;
Travel disruptions;
Security issues;
Other unforeseen events.
Where such circumstances occur, Villa Verde will make reasonable efforts to assist guests; however, refunds are not guaranteed unless required by applicable law.

Villa Verde respects guest privacy and handles personal information responsibly.
Information collected during enquiries and bookings will only be used for:
Managing reservations;
Providing requested services;
